Podium Construction      Session 755

This session reviews podium type buildings — wood-frame residential over a concrete lower portion — which are among the most common projects on the market and among the most difficult to review, combining multiple occupancies, two construction types, and a horizontal building separation allowance that treats one structure as two buildings for height and area purposes. This seminar walks the specific code requirements that govern these projects, covering construction type and allowable height and area, the horizontal separation allowance and its conditions, fire-resistance-rated construction at the transfer level, means of egress, structural and special inspection considerations, and the recurring issues that surface during plan review and field inspection, along with practical solutions that satisfy the intent of the code.
